Why are the flashing and underlayment so important?
Think of flashing and underlayment as the roof’s foundation. Whether the roof is slate, Spanish clay tile, or sheetmetal, the flashing and underlayment are the keys to the longevity of your roofing system. Because they are generally found in the areas that receive the largest amounts of water, it is very important that these materials be of the highest quality and that the installation be done correctly.
Are clay tile roofs energy efficient?
Yes, clay tile roofs are very energy efficient. The clay absorbs most of the heat. Exact calculations will vary, but all clay tile roof materials will reduce the heat gain to the attic space.
How long will a tile roof last?
A tile roof can last virtually forever (not withstanding storm damage). It is the underlayment and flashing that are usually the cause for early replacement. We have completed many "remove and relay" jobs. This is where we remove the tile, replace all underlayment and flashing, and reinstall the same tile. Many of these roofs were first completed in the early 1900s (1910-1930) and this is the first time they are being re-roofed.
I have heard that tile roofs are not waterproof?
This is mostly true. The main water-proof material in a tile roof is the underlayment and flashing. This is why it is so important that the flashing and underlayment be properly installed.
